I guess Im the first one to stay here - hah! Lets get into this very interesting experience from my first night in Baku - here are my impressions and photos:
Note: I have never been to Azerbaijan before, so I dont have other properties to compare this one to for now.

I did walk to the Old City and to Nizami Street - probably about 30 minutes each way, and there are sidewalks.
Depending on the other hotels I try, I would consider coming back.

Pros:
- Upgraded before arrival to a Khazar Sea View Suite from a base room
- Living room is large with comfortable couch
- Bed is generally comfortable - medium slightly plush foamy mattress, plush enough pillows, one side of the covers was plush enough
- Shower pressure from the rainfall head was lovely and strong
- Great macaron and chocolate brownie and baklava on the welcome gift
- Service was friendly - from front desk to housekeepers to restaurant staff
- Had to ask, but no issue with 3 PM checkout
- Breakfast (welcome gift choice) was good - theyll do barista coffee if you ask, tasty omelet, decent pancakes, delicious chocolate pie
Neutral:
- Wasnt on the breakfast list, but the staff took care of it and it didnt hit my bill (they also apologized multiple times)
Cons:
- Oddly, one side of the bed covers was fluffy and the other was kind of flat - probably should be replaced
- No lounge - or at least, I wasnt told about one
- Bad noise isolation - sitting in the living room felt like you were outside on the road - also not great with hallway noise
- Entrance light couldnt be turned off - quickly figured out why the breaker box in the closet was opened ;-)
- Sink water pressure is very low and the faucet is too short, making it hard to actually wash your hands without hitting the basin
- Connecting door wouldnt actually lock - hope no one came into my room while I was sleeping
- Bedroom window is frosted with no view
- WiFi in the bedroom was not good but was fine in the living room
